1. Overgrown lawn / weeds

By far the #1 cited issue. Florida lawns grow fast in summer; HOAs typically want under 4 inches. Resolution: a full mow + edge + weed treatment, usually under $80–$120 per visit.

2. Driveway / sidewalk mildew

Black streaks and green algae on concrete. Resolution: soft-wash chemical treatment. Typical cost $150–$350 depending on driveway size.

3. Faded or missing mulch

Beds looking patchy or color washed out. Resolution: mulch refresh — premium hardwood or cypress. Typically $80–$120 per yard installed.

4. Hedges out of trim

Overgrown boxwoods, viburnum, or hibiscus. Resolution: trim + cleanup, usually $150–$300 depending on linear feet.

5. Palm trees with dead fronds
